Waunakee WI Housing Market Update: September 2026

by Ryan Huemmer

How Is the Waunakee Housing Market Right Now?

The Waunakee, WI housing market is fast and price-strong heading into fall 2026. The median sale price in September 2026 reached $616,000, up 18.5% from $519,900 in September 2025, and the typical home went under contract in just 18 days, half the 36 days it took a year earlier. Sellers received 98.8% of their list price on average.

At the same time, fewer homes closed (20 sales versus 25 last September) while new listings climbed to 38 from 33. Higher prices, quicker sales and more homes to choose from add up to a market with real nuance, and that nuance is where local guidance matters. Ryan Huemmer, owner of The Huemmer Home Team, breaks down what the September numbers mean for anyone buying or selling a home in Waunakee.

As of October 12, 2026, Waunakee has 95 active listings with a median list price of $689,900. At September's pace of 20 sales a month, that equals about 4.75 months of inventory, still under the 6-month mark that typically signals a balanced market. The median closed home sold for about $254 per finished square foot.

Waunakee Home Prices in September 2026

September's 20 closed sales ranged from $380,000 for a 1960-built three-bedroom on E Verleen Avenue to $1,395,000 for a brand-new five-bedroom on Ginger Lane. Five homes sold under $500,000 and three sold above $1 million, which shows how wide the Waunakee price spectrum has become.

Three-bedroom single-family homes were the strongest segment. Their median sale price rose to $501,140 from $439,900 a year ago, a 13.9% gain, and they closed at 100.7% of list price on average. Homes with four or more bedrooms sold at a median of $702,000 and 97.9% of list, a sign that buyers in the upper tiers still negotiate. Part of the overall 18.5% jump in median price reflects a shift in the mix of homes that sold, so neighborhood-level comps remain the best guide to any single home's value.

How Fast Are Homes Selling in Waunakee?

Waunakee homes are selling twice as fast as last year. The median days on market dropped from 36 to 18, and 9 of the 20 September sales went under contract within two weeks. Two sales, on E Verleen Avenue and N Division Street, drew competing written offers. New construction moved more slowly, with several 2025 and 2026 builds taking 80 to 170 days, so resale homes in good condition are winning the race for buyer attention.

Active Listings and Pending Sales

The 95 active listings break down to 81 single-family homes and 14 condos. Single-family three-bedroom homes carry a median list price of $482,400, while four-plus-bedroom homes sit at $892,000. Condo buyers will find two-bedroom units at a median of $339,900. New construction is a big part of the picture, with nearly 4 in 10 active listings built in 2025 or 2026, and 17 listings are priced at $1 million or more.

Pending sales tell buyers where the action is. Eight Waunakee homes are currently under accepted offer, ranging from $285,000 to $1,399,000, with a median price of about $472,000. That is well below the $689,900 median for active listings, which means homes under $500,000 are moving fastest while the luxury and new-construction segments offer more room to choose and negotiate.

What the Waunakee Market Means for Sellers

Waunakee sellers are in a strong position, but pricing has to be right from day one. Well-priced homes are selling in under three weeks at nearly full asking price, while the 7 listings that expired in September averaged $581,314 in list price, a reminder that buyers pass on homes that miss the mark. With nearly 4 in 10 active listings being new construction, resale sellers should lean on what builders cannot offer: mature lots, established neighborhoods and move-in-ready finishes.

What the Waunakee Market Means for Buyers

Buyers have more to choose from than they did a year ago, especially above $600,000. Under $500,000, expect competition and be ready to write a clean, fully underwritten offer quickly. In the upper tiers and new construction, longer days on market and a 97.9% sale-to-list ratio for four-plus-bedroom homes leave room to negotiate on price, closing costs or rate buydowns. "Waunakee buyers who come in fully pre-approved and know their numbers are the ones getting the homes under $500,000," says Ryan Huemmer. "Above that, there is real room to negotiate if you know how to read the data."
