Priced Right vs. Priced Wrong: Dane County's Two Housing Markets
There are two housing markets in Dane County right now, and the only thing separating them is price. In one, homes sell in about a week and buyers compete for them. In the other, homes sit for months while sellers wait for offers that don't come. The latest data from the South Central Wisconsin MLS shows just how wide that gap has become.

In the other, homes sit for months while sellers wait for offers that don't come. The latest data from the South Central Wisconsin MLS shows just how wide that gap has become.

Start with the homes that sold. Over the past 60 days, 1,024 single-family homes closed across Dane County at a median price of $502,750. The median home went under contract in just 8 days. Nearly half sold within a week, and 60% were gone within two weeks. One in four sales drew competing written offers. With only about 1.8 months of supply on the market, demand for well-priced homes remains strong.
Now look at what's still for sale. Of the 937 single-family homes currently listed in Dane County, the median has been on the market for 49 days. More than 4 in 10 have been sitting 60 days or longer, and 269 homes, nearly 3 in 10, have passed the 90-day mark. These aren't homes in a different market or a different county. They're often in the same neighborhoods and price ranges as the homes selling in a week.
The $400,000 to $500,000 range shows the split clearly. It's the busiest segment in the county, with 300 sales in the last 60 days at a median of just 7.5 days on market. Yet the same price range has 270 active listings with a median of 42 days. Buyers in this range are active and motivated. They're simply passing over homes that don't offer the right value for the price.
The pattern holds at the top of the market too. Homes between $1 million and $1.5 million that sold went under contract in a median of 12 days, while active listings in that range have been sitting a median of 93 days. New construction tells the same story. New homes that sold did so in a median of 24 days, but new construction listings still on the market have been waiting a median of 83 days. When a home is priced where buyers see value, it moves. When it isn't, time on market grows quickly.
That time comes at a cost. Every week a home sits, buyers notice. A listing that has been on the market for 60 or 90 days invites questions about what's wrong with it, and those questions turn into lower offers, bigger repair requests, and seller concessions. Many sellers who start too high end up chasing the market with price reductions and often net less than they would have by pricing correctly on day one. The first two weeks on the market are when a listing gets the most attention, and today's data shows that's exactly when the right homes are selling.
For buyers, the split market creates real opportunity. Well-priced homes still require quick decisions and strong offers, especially under $300,000, where 47% of recent sales drew multiple offers. But the 269 listings past 90 days are a different conversation. Those sellers are more likely to be open to negotiating on price, covering closing costs, or helping with a rate buydown. Knowing which homes fall into which group is the key to buying smart.
