Spring and summer were especially fast, with median days on market dropping to 6 or 7 days in March, May and June.

Is Sun Prairie a buyer's or seller's market?

Sun Prairie is a seller's market. There are 59 active single-family homes for sale, which equals about 1.5 months of supply at the current sales pace. A balanced market typically has five to six months of supply. Condos are slightly less tight at about 2.2 months of supply, but still favor sellers. Seventy percent of homes sold at or above asking price, and 28% of sales involved multiple offers, with those homes selling for a median of 102% of list price.

Which price ranges are most competitive in Sun Prairie?

Homes under $400,000 are the most competitive segment of the Sun Prairie market. They sold in a median of 7 days at about 101.5% of list price, and nearly one-third received multiple offers. Only 11 single-family homes under $400,000 are currently for sale, while that segment has been selling more than 8 homes per month. The market softens at the higher end. Homes above $600,000 sold in a median of 16 days at roughly full list price, and with 28 active listings, that range has close to four months of supply. Buyers shopping above $600,000 have noticeably more negotiating power.

What do active Sun Prairie listings look like right now?

Active single-family listings in Sun Prairie have a median asking price of $574,500 and a median of 53 days on market. That is about $100,000 above the median sold price, largely because current inventory skews toward larger and newer homes. Price per square foot on active listings is $231, nearly identical to recent sales. Nineteen listings have been on the market for more than 90 days, a clear sign that homes priced above recent comparable sales are sitting while correctly priced homes sell within days.

How much new construction is there in Sun Prairie?

New construction makes up a significant share of the Sun Prairie market. About 17% of single-family homes sold in 2026, 60 homes in total, were built in 2025 or 2026, with a median sale price of roughly $557,000. Builders now account for about one-third of active single-family inventory, with 20 new homes listed at a median price of $694,950. New construction offers buyers more selection and, in many cases, builder incentives that are hard to find in the resale market.

How much do condos cost in Sun Prairie?

Condos in Sun Prairie sold for a median price of $310,000 in 2026, or about $191 per square foot. Seventy-five condos closed between January and early October, ranging from $167,000 to $405,000. The 18 active condo listings have a median asking price of $307,450, and monthly association fees on current listings mostly fall between $210 and $420. Condos remain the most affordable path to homeownership in Sun Prairie.

What should sellers know about the Sun Prairie market?

Sellers in Sun Prairie who price their homes in line with recent comparable sales are selling quickly and often receiving multiple offers. Homes priced ahead of the market tend to sit, and longer time on market weakens a seller's negotiating position. The strongest results are going to sellers who launch with accurate pricing, quality photos and a clear plan for handling multiple offers.

What should buyers know about the Sun Prairie market?

Buyers in Sun Prairie need to be prepared to act fast, especially under $500,000. A full mortgage pre-approval, a clear maximum budget, and the ability to tour and write an offer within the first few days of a listing are what win homes in this market. Buyers looking above $600,000, considering new construction, or targeting homes that have been listed for 60 days or more have more room to negotiate on price, inspection terms and seller concessions.
